What Is a Red Book Valuation?

A Red Book valuation is a formal report prepared in accordance with mandatory RICS professional standards. It requires:

  • Clear identification of the client and purpose
  • Defined valuation date
  • Stated basis of value (typically Market Value)
  • Disclosure of assumptions and special assumptions
  • Explanation of methodology and comparable evidence
  • Confirmation of independence and professional compliance
  • This ensures that the report is robust, transparent and capable of withstanding scrutiny by HMRC, lenders or the courts.
