LONG TERM

Renting a long-term apartment in London means leasing the apartment for at least 6-12 months under a contract know as Assured Shorthold Tenancy (AST). The damage deposit must not exceed 5 weeks by law and is calculated on the basis of the agreed rent.

SHORT TERM

Renting a short-term apartment means renting a flat for less than 6 months. The short stay is disciplined by a form of contract known as license holiday accommodation, which regulates the use of the apartment rented.

Without an employment contract and references, agencies often require 6 months’ rent in advance plus a security deposit registered with the TDS equal to 5 weeks’ rent. If you have a job, verified references regarding your income, residence and right of residence in the UK are sufficient, in addition to the 5-week deposit.

In London, tenancy agreements are called ASTs (Assured Shorthold Tenancy), available on gov.uk or via trade associations. They run from 6 months to several years and define tenant–landlord relations, but do not apply to one-month short lets. The contract is signed digitally with programs such as “adobesign” or “docusign”, which have legal force in England. The notice to exit a lease is usually 2 months, and termination requires an agreement between the parties.

In London, building expenses, such as central heating, are generally included in the rent and paid by the landlord. Utilities charged to the tenant include electricity, gas, and water (Thames Water). The tenant must report his or her information and meter readings.

The Council Tax relates to the services in the area and is considered for all intents and purposes as a utility in terms of turning and management. This tax is charged to the tenant and in case you live alone you are entitled to a 25% discount. If you are a student tenant you are exempt from payment.
